Lessons Learned #04

Delays Don’t Just Cost Time. They Consume Margin.

In real estate development, execution is everything.

Delays do not just cost time. They consume margin.

A senior multifamily executive recently confirmed something I learned over three decades in development: project controls from preconstruction through completion can materially affect cost, leverage and final returns.

Every extra month can add financing expense, insurance, taxes, land carrying costs, general conditions, payroll, professional fees and pressure on sales and lease-up.

A project may look profitable in the original model and lose margin quietly through delayed approvals, incomplete design, procurement gaps, change orders, infrastructure surprises and weak coordination.

For large multifamily projects, these risks compound quickly. The manager’s attention must remain close to the execution:

  • design coordination and constructability;
  • approvals and utility interfaces;
  • budget, commitments and cost to complete;
  • procurement and supply-chain reliability;
  • schedule, critical path and recovery plans;
  • change orders, documentation and accountability.

The right team matters. Developers need contractors, consultants and suppliers who are competent, reliable and willing to report problems early—not people who simply tell leadership what it wants to hear.

Strong project controls are not bureaucracy. They create early visibility, faster decisions and accountability while there is still time to protect the margin.

A completed building is the result. Disciplined execution is what makes that result possible.

Protect Time, Cash and Margin.
