About FGS

Strategic Experience.
Local Execution.

FGS Capital & Development is a Florida-based advisory platform led by Fernando Lima, a real estate and business executive with more than three decades of experience across Brazil, Angola and the United States.

His background spans residential development, land acquisition, feasibility, commercial strategy, investor relations, capital structuring, executive leadership and complex negotiations with developers, landowners, financial institutions and public stakeholders.

FGS was created to bring those disciplines together around one objective: make real estate opportunities more investable, governable and executable.

Technical Collaboration

FGS + CTE

Owner’s Representation • Independent Engineer • Project Controls

FGS is developing a technical collaboration model with CTE — Centro de Tecnologia de Edificações — for U.S. real estate projects, combining development and capital structuring with independent technical oversight, cost and schedule controls, investor reporting and sustainability capabilities.

CTE has operated since 1990 and is a Brazilian consulting and management firm focused on quality, technology, management, sustainability and innovation for the construction sector.
What We Do

Five Integrated Fronts.

FGS is intentionally focused. The initial platform is built around five complementary scopes that connect capital, governance, technical controls and execution — without building a heavy operating structure.
