Lessons Learned #11

Every Developer Has a Cinderella Project. That’s the Dangerous One.

Is it still a good project—or are you just in love with it?

Every developer has a Cinderella project.

Every developer eventually finds a project that feels exceptional.

The location is unique. The architecture is impressive. The market will understand it. The higher cost will be justified.

Maybe.

But sometimes the project is no longer being evaluated. It is being defended.

After 30 years in real estate, I have learned that the project leadership loves most may receive the least objective scrutiny.

Warning signs begin to appear:

  • costs increase, but the budget is adjusted;
  • approvals take longer, but the schedule remains optimistic;
  • sales assumptions weaken, but prices are not reconsidered;
  • more capital is required, but the original thesis is never challenged;
  • independent criticism is treated as a lack of vision.

This is how enthusiasm becomes confirmation bias.

A development does not become viable because the sponsor believes in it more strongly. It remains viable only while the market, cost basis, schedule, capital structure and expected return continue supporting the thesis.

The strongest developers are not those who never fall in love with a project. They are those who maintain the discipline to ask:

Would I still approve this investment today, using the information I have now?

If the answer is no, the project may need to be redesigned, recapitalized, delayed—or stopped.

That decision is painful. But continuing only because of the money and time already invested can be far more expensive.

Passion creates vision. Independent governance protects capital. Great projects need both.

Challenge the Thesis Before Adding More Capital.

If you need an independent review of feasibility, capital structure, execution risks or commercial assumptions, let’s talk.
