I have built and led sales teams in Brazil, Africa and the United States. The names and addresses change. Human behavior does not.
In Africa, there was no established system for licensing real estate salespeople in that market. I recruited people from different backgrounds, many without previous experience, and trained them from the beginning.
The result was more than $200 million in sales volume in one year. What did I learn?
Real estate sales require volume: enough qualified leads, enough trained professionals, enough conversations and enough consistent marketing. However, volume alone is not enough.
When financing costs are high, sales teams must work harder to produce fewer closings. This is when developers need their best consultative salespeople, not someone who simply opens a model home and reads a price list.
Every buyer has a different income, down payment, credit profile, motivation and timeline. That is why, after signing thousands of contracts, I can say that almost no transaction follows the original price table exactly.
Great salespeople do not begin with answers. They begin with questions:
- What can the buyer realistically afford?
- What monthly payment feels comfortable?
- How much cash is available for closing?
- What is preventing the decision today?
- Which structure can transform desire into affordability?
The buyer’s real question is rarely: “What is the price?” It is: “How can I afford this dream?”
The role of sales leadership is to create a trained, disciplined and merit-based team capable of answering that question.
The client does not belong permanently to a builder, broker or salesperson. The client belongs to the market and will move toward whoever listens, understands and responds best.
Advertising generates opportunity. Questions create understanding. Structure creates affordability. Trust closes the sale.
