Do you know how many times I have heard: “We have a fund with millions ready to invest.”
And the money never appeared.
A fund name, an introduction or a large number mentioned in a meeting is not committed capital. Until the investor understands the opportunity, completes due diligence and signs, it is only a conversation.
Relationships and lobbying can open doors. They do not put money on the table.
Capital comes when a project presents:
- credible sponsors and proven track records;
- the right location, product and land basis;
- clear Sources & Uses and capital-return structure;
- realistic sales assumptions and downside scenarios;
- technical, legal and financial due diligence;
- governance, reporting and execution controls.
During my 30 years in real estate—including C-level, sales and development leadership positions—I spent much of my time solving the same problem: Where is the capital, and what will make it say yes?
Capital does not invest in enthusiasm, beautiful promises or six months of experience. It invests in credibility, preparation and execution.
Strong renderings and marketing help sell the vision. But the numbers, structure and team must prove that the vision can become a business.
